Is a partition deed signed by all with out registration in registration office valid in andhra pradesh or not?

Recently, all of my villagers distributed their shares in a combined property i.e. land. All are agreed and signed in 100Rs stamp paper which is attached to stamp papers containing all shareholders distribution details. This document also contains a line that we don't have any right to claim anything regarding this document in any court. But, this partition document is not registered in registration office. Why because, I think we have to pay stamp duty for registration of partition deed. Now, the question is: Is that deed legally valid or not and whether the court accept this document if any one claimed anything regarding partition? Land is in Chittoor Dist., Andhra Pradesh.
