I am planning to buy a property in bangalore (Murgeshpalya) which is under BBMP. Seller has all documents (khata, mother sale deed and property tax) . He has bought this property 33 years back from a person . That time property was under HAL sanitory board. Seller does not have previous owner Khata certificate . Since HAL sanitory board is dissolved and comes under BBMP . Is there a way i can get Khata certificate (1982 HAL Sanitory board) . Some people say BBMP can issue khata till 30 years back, Is it true ? If I don;t get previous owner khata certificate , what can be consequences and what precaution (documents) I can get before purchasing to avoid any such issue .
