Three years back my father made a gift deed for a site in Bangalore in my name. The gift deed was registered too.
Since the area around the site was declared greenbelt by the Govt, khata transfer of the site is pending.
I have couple of questions as below
1. Is there a time limit to transfer the khata? or else the gift deed becomes void?
2. In the govt website, my father's name is still registered as owner. Should that change to my name only after the khata is transfered?
3. Can I build a house on this site by taking loan on this land or the loan can be taken only in my father's name?
