How to calculate open market rate for land in Marol andheri mumbai
Our lands were acquired in 1953 under raip act and no award made till now the matter is under arbitration
Arbitrator appointed by high court
The arbitrator has allowed to file for compensation as per the new land bill act
So how to compute the land market rate as ready reconer circle rate is coming very low for our cts number
As several acres of lands were acquired and and several survey numbers of the lands were algamated and given a cts 1405 which is a big land and 5 survey nos of our lands comes under this cts 1405.
As this land was acquired long back algamated in 1982 n given cts 1405 n no development done on this land as its big land and as no development here ready reconer circle rates are also low and supressed and no increase coming up for these lands
In this situation how can we get fair land open rates
And where we can get sale instances for such lands
As in mumbai lands rates are shown lesser than residential and commercial in ready reconer above very few people build construct these lands as these lands are jointly developed or given to builder on development
So in this situation what shud be the procedure to be followed for computing compensation as per fair market value
Shall we get a govt approved valuation done ? And collector and arbitrator will agree to that ?
From where can we get sale instances for the lands sold ?
Whether we can take into consideration of the same cts or same village or entire andheri area as land sold are very few in mum these days and ready reconer has low supressed price though the cts is well surrounded by several 5 star hotels from 300 mts to 900 mts
Airport nearby, metro stations nearby such such as airport station chakala Jb nagar Marol metro naka stations. Offices and residential complexes and commercial spaces
So we seek the guidance how can we compute compensation table
