Land to take in possesion after high court decree

Good day sir ,

High court has given Court decree in favour of encroacher (20% of land)after final settlement between original land lord and enchroachers  consent term issued by land lord giving title to enchorochers , this was 20 yrs back, after that nobody has claimed the land,

but land is in vacant possesion having court receiver for having litigation with some builder and original land lord for 30 yrs back suite filed by buider for payment of advance money to landlord for   (100%of land areas) which court has already given order to builder to remove all activity from land and not to intefere with land or encroachers or land lord

how we get this land in our name as i belong to encroacher family,in property card and 7/12 extract still  got original landlord name , can we go to court to remove receivers board , or we have to get something called "Motion of interest" what is it, how to go about it, what is a procedure.
