Lease agreement

Sir,

Could you tell if me if the following lease agreement is valid.The agreement was made for a peiod of 15 years with the tenant and the rent amount was to be increased at 10% every year. The agreement has reached 4th year but no renewal of rent amount or agreement has been done. Lease agreement has not been registered.Can i sell the building before the term expires. If the new owners are willing to take the tenant on the existing terms, will i be free from all responsibilities?

Yes both the parties can mutually decide whether they want to keep tenant or not 

howver it is advisable to make registered lease so wat if tenant creates some problem or fails to follow the terms of Lease u can evict dat tenant legally
