Legal opinion needed for property purchase in bangalore

Dear All, I am purchasing a property in Bangalore. The followings are the details for the same. Property Details: Original owner X purchased property in the layout. Layout landlord(minor children's) challenged the formation of the layout. After several years of legal battle, court passed decree in 1986 in favour of site allottees. In the court decree X1 and X2(2 Daughter's of X. X was dead by the time of decree)deemed as owners of the property. In the year 1990, Mrs. X1 and Mrs.X2 given GPA(Notarized and Unregistered) to Mrs.Y. Mrs.Y constructed house and living in the place since then. In the year 2014 Mrs.Y executed sale deed in the favour of Mr.Y( Husband of Mrs.Y). Now I am purchasing the property from Mr.Y. BBMP issued khata in favour of Mrs.X1 and Mrs.X2 in the year 1990 later Mrs.Y had holder khata in BBMP records and paying taxes up-to-date. The only transaction appearing in the encumbrance certificate is the sale transaction of the property in the year 2014. The below are my queries. 1. Is it safe to buy this property? Will I face any legal hassles? 2.Does Mr.Y has clear title to sale the property?

It is better to get the opinion of an advocate by showing the documents before proceeding with the sale.
