it was notarised and not registered

it will be valid?

it is not valid if it has passed its limitation period., for sale of flat it has to be through sale of agreement, which is suppose to be registered , in its absence it has its own limitation in the eyes of law. so in your case u have entered a MOU, without knowing the contentions of the MOU it would be difficult to pass on comment on that.

the buyer is threatening me for legal action as I unwantedly failed to produce some documents and in mou its writen i am needed to produce it

I am repeating the same without knowing the contentions it is difficult to pass on any comment  on it.
