pagdi flat is not a problem. you need to take the NOC from the owner/landlord. the landlord might ask the transfer fees on the transaction amount. once the landlord gives his consent you may execute an agreement withthe seller.
you need to check the current rent receipt from the seller in order to verify the title of the seller alongwith the copy ofthe agreement, if any.
