Pagdi law

Dear Sir/Madam,

We own a room in pagdi system bldg since 11 years. recently we all shifted to other place and pagdi room in no more in use. It is in my mom's place. We recd a notice from trust to return room back to them for non occupancy.

Please guide what can we do to keep the Room and also if we want to sale can landlord disallow us?

Use the room or sell it to somebody with his permission, or you may surrender it to him provided he is willing to pay you off the record, otherwise he can snatch it from you.

Dear Sir,

Thanks for your reply.. Use the Room means is it ok if we use Room for 2-3 hr a day.

He is demanding 50% for transfer.

Please help with response as how can i manage him

generally it is 30% premium, people rarely tell the landlord actual figure!

There is no legal provision for numbers of hours of use,  It should be used normally as usually such rooms are used. You should keep your usual things in the room visit occasionally sometime in the night which must give him a feeling that somebody stays there.

He cannot easily remove you he has to file a case against you. Never keep the room empty.

Dear Sir,

LAndloard was not accepting Rent from us, so we sent DD via Registered post. But they had sent us back & also letter stating that they have filed suit against us to vacant the premises.

Please guide
