Partition deed of my parents property now gift deed to wife

Dear sir/madam Me and my brother made a partition deed of our own property.. Currently I have taken the mortgage loan against my partition deed. Now I am thinking to make a gift deed or sale deed to my wife after closing the outstanding balance. This gift deed or sale deed to my wife can we go for a home loan or purchase loan??

After registered partition deed the nature of property is self acquired.

The owner can dispose his/her self acquired property in favor of anyone by a valid/registered deed e.g; sale/gift deed.

The lender can sanction loan against property if title is clear and borrower is creditworthy and satisfies the T&C of lender.

It is lenders discretion.

Check with lender(s) of your choice in advance.
