I am purchasing a empty plot of size 30x45.
residential layout has been formed in one acre land in year 1997.
hare land owner formed residential layout .
Land owener sold the this 30x45 site aroun 4 years back on GPA basis.
purchaser(gpa holder) paying tax for the plot and tax receipt also on purchaser(gpa holder) name.
EC and khata extract is on land owener name.
Now land owner is selling this plot to me.
Please suggest me what and all care should be take before sale agreement.
land owner and Gpa holder both agreed and will come for sale agreement and for sale deed.
Actually who is legaly owenr of plot at present.
I am purchasing by makeing sale agreement with land owner and witnessed by earlier purchaser(gpa holder)
Is it legally enough and ok ? If purchaser (gpa holder) witnessed on sale agreement and sale deed.
