Power of attorney by nri for sale of property in gurgaon

I jointly own a property with my wife in Gurgaon. We are planning to sell the same. My wife cannot travel, but has prepared two POA, attested by Indian consulate, one in my favor and another in the name of a close family friend in India. 

Question 1- do I need to adjudicate the POA in India? If yes, then what is the procedure and is there a time limit for that. I read somewhere it has to be within 3 months of POA date.

Question 2- what is the cost of adjudication, for POA in my name (husband), or in our friends name?

We made two POA just to be safe or in case some one says husband cannot sign on his own behalf and also on behalf of wife, even with POA.
