Normally its a practice to search title for 30 years.  You have to first see the purchase document and get all the documents referred therein, including Nil Certificate of Encumbrances from the concerend sub-registrar for 30 years.

You  also have to write a certificate on Nonencumbrance based upon the search report  to the client stating the title free and can be purcased.

First u collect all registerd / un registerd documents of last 30 years and search last 30 years records of revenue and then give a public notice in news paper and if nobody give any objection in 10 days thenafter your lawyer give a Title Clear Certificate of your property.
