Rectification deed

Hi All,

i purchased a land in chennai and i am the third owner from the day lay out was made. 

prime owned who made lay out - first buer - second buyer - I ( third buyer ).

All the owners were issued with Patta and the boundries in all the documents remains same. Now Tauluk office disputes the boundaries,Cancelled my Patta and issued revised patta with revised boundries. now i have to update my boundries in EC. for this Sub registor office suggests with two procedures. 

1. Rectification deed right from the first document ( from prime owner who made the lay out, totally three rectification deeds )

2. Making a settlement deed in some of my family members name and while registering changing the boundries in the EC.

for first procedure not able to trace the first person who made the lay out.

For second procedure i am dot sure whether legally acceptable and can sell without any issues in future. 

i need guidance from experts.

Pls mention in new patta whether the survey number was changed. Normally in patta boundaries will not be given.
