Refusal of seller

A property by the means of agreement to sale (satta ) was executed on 28/10/2012 .The time period of execution of sale dded was 2 years from the date of agreement to sale that is 28/10/2010 .The sale deed was executed on 30th march 2012 and the amount was paid in cash to the seller due to lack of time the sale deed was not able to register on 30th march .All sign and thumb impression has been made by the seller and the buyer .Now the seller due to some ill intentions is not coming for registration of the sale deed .The seller is refusing to come .What is the legal procedure and what is the legal power of the competent authority.

you will have to get into litigation only.

Administrative authorities dont have power to compel the registration of Sale Deed in the instant case.

File a suit for specific performance of contract against seller.

Dear sir

It is specifically written in the satta (agreement to sale )that in case the seller does not turn up the buyer has the right to contact the court for registration .
