Registration charges

we  purchased a shop with name of my mother and my father sister (50-50% SHARE OF BOTH) in 2007. Now we have purchased this shop from my father sister also. now question is that how we can transfer this property with my mother name without registraion charges. is my aunty can give that property as a gift to my mother?????
