Rent agreement

A tripartite agreement is made among land lord , service provider & tenant on a stamp paper bearing a stamp of Rs 100- for 11 months in banglore.3 copies of agreement were made .The copy of rent agreement provided to the tenant was signed by tenant & service provider.tenant was told that landlord will sign the agreement later on but it was never signed
An online payment of security was made to land lord & regular payment of monthly rent was being paid by tenant .
An amount equal to one month rent &cost of legal papers was given by the tenant to the service provider.
All the payments were made on account online
After 5 months landlord sent an email asking the tenant to vacate the premises giving one month notice & telling that security amount will be refunded by the land lord at the time of vacating the premises by tenant
what is the remedy available to the tenant as the copy of agreement available with the tenant doesn't bear the signature of landlord & what about the security amt
I think that is the modus operandi of landlord & service provider to befool the tenant
please advise the tenant

What was the notice period as per the Rent Agreement - Do not worry if you do not have the one signed by the land land lord.

you have a partial executed agreement basis which you have been paying rent and also the security deposite. if the notice period 

is one month, write to the land lord cc to service provider that he should duly serve the notice on you supported with one counter part of the agreement duly signed by him. even if refuses you can say by ... date the premises will be ready for hand over and the keys will be handed over only against receipt of the security deposit refund and any other dues
