Rights of tenants in municipal markets

Sir, (i am hiding the city name). In a city, Municipal Corporation (MC)has given land for construction of wholesale markets by businessmen from their own funds. MC has fixed up a rent. After recovering the construction cost, the tenants / businessman started paying the rent for shops. Now its 50 years, the MC wants them by larger amounts of rent and also proposing for vacation of the premises. What rights do the tenants get in such situations?
