Seeking guidance: purchasing ancestral property

Hi,

Greetings of the day.

I am in the process of purchasing my ancestral property from my cousin, who acquired ownership through a will executed by my late grandfather. Last year, I paid 75% of the agreed amount, and we formalized the agreement on stamp paper. This month, I plan to pay the remaining balance.


So, I request you to guide me on the following:

  1. the process involved in purchasing this property.
  2. Which govt departments will I need to approach for the legal and complete ownership
  3. What documents should I keep with me - like will deed, agreement etc.
  4. Mutation process
  5. Points that I should keep in my mind

By paying the balance of sale consideration amount you ask him to execute the registered sale deed in your favor for which you may have to bear the stamp duty and the registration charges.

you collect all the original documents pertaining to this proeprty from the seller including the Will and the mutation records of his predecessor.

If it is ancestral property then it cannot be transferred to him by a Will, hence you confirm the nature of property.

Take the guidance of a local lawyer to rule out any other discrepancy.
