Selling land on Pdc

I am selling a piece of land in which buyer is telling that he will give half a amount now and want to do the registry on his name and at the time of registry he will give a cheque for future date of 6 month later and will mention the cheque no. on registry. Please advice is it ok to go with the deal and can I get my land back in case of cheque is bounce or I can I get registry cancel if didn't get payment by writing the cheque mentioned on registry.

You can register with agreement of sale but not sale deed..

The question arises why should not only but anyone agree on such conditions?

And then get entangled in litigation?

If sale consideration is not paid before signing sale deed then what kind of sale is it?

Anyone should not agree to such conditions.
