Society registration

A old aged person desire to donate all his property to a Local Club (which is formed by the local resident of he locality to performs  worship/ cultural functions/ social welfare etc)  with a condition that the said club will look after him and take care of her abnormal daughter after her demised .

What are the legal procedure to be adopted by the Old Person (donor) ?

Whether it is necessary to register the club under society registration act ?

Whether the WILL executed by the Donor infavour of the Club is sufficient  or donor will execute a TRUST DEED.

the old person may execute a gift deed in favour of any registered society with a condition that reserving life interest in the property of him and his daughter.  That means only after death of the persons that donee will have full rights.  till then that donee will have limited rights i.e. without transfer of property.  This is a suggestion only.
