Stamp duty and registration of under-construction property

Dear Experts and friends,

In case of purchase of an under-construction property, Agreement to sell (AOS) and Sales Deed were executed. Now whether registration of both required ? If yes, then it amounts to double payment of Stamp duty and Registration Fees for the same property.

 

Please kindly suggest.

You have to pay stamp duty and registration upon the value of property once. You can pay the stamp duty and registration on agreement to sale. For sale deed you have to pay nominal registration charges.

For an under-construction property only Agreement to Sale can be entered into and registered with Sub-Registrar by paying appropriate stamp duty and registration fees.  Once Building is complete and flat is handed over then only the Sale Deed will be entered into for which nominal registration fees only, since the buyer has already paid the stamp duty while registrering Agreement to Sale.

Please some body provide me the updated TABLE OF REGISTRATION FEES under Karnataka registration Rules.
