taxation on gift of immovable property

Hello sir, My friend is having a plot in rajasthan and construction has been done on it,he is giving it to a school on rent... now to plan on GST(service tax on rent) and income tax simultaneously... he is asking whether he can gift the half of the area to his major son.... as it wont attract clubbing in his hand.. but not sure about Capital gain n gift tax provision on such gift!!!! Can anyone suggest me the best way to do the same???? Thanks in advance
