Transfer of any immovable property should be Executed via a duly stamp duty paid registered Gift deed.   Property Transfer effected during life-time of Gift-Maker, is irrevocable and safest and indisputable, subsequently.

Stamp Duty = 2% of property's ready reckoner rate (for blood relations)
Registration fees = 1%  OR  30,000 (which ever is higher)

IF property is in a Housing Society, governed under the MCS Act, then membership transfer fee (500/-) and membership entrance fee (100/-) is also applicable.
