Transfer of property.

My grandfather died  6 years back ,a plot is still in his name. His legal heirs are my grandmother, my maternaluncle and three maternal aunts.They all wish to transfer/give this piece of land to my mother and my mother wish to build a house in future on this piece of land. Please advice how to proceed so that in future after building house etc.no problem/claim will arise from any of these relatives.

your father? if your father is alive, then all legal heirs may execute gift (Settlement) deed in favour of your mother. this is for information.

Sir ,the plot is in the name of grandfather who is not alive.
