What does Reciprocal promises mean?

In Indian Contract Act what does perfomance of reciprocal promises mean?

I have filed case for specific performance now I am having bit doubt. I have said I am ready and willing and it is the seller who refused to sign sale deed.

Our contract says that the seller will sign sale deed after receiving the balance payment. But I did not physically make balance payment although I was ready and willing. I am bit confused. Normally, in sale of house the exchange is done across table - i give cheque and we sign sale deed. Will the wording on my contract create any problems for me? Seller is now saying he did not receive balance so why he should sign deed? Should I have sent him the money first? Is there any way for me?
