Agriculture land sale deed query

Hi, I own 50 cent agriculture land in Tamil Nadu and I am planning to sell 10 cent of my land to Person A. The sale deed mentions only the area 10 cent land and does not mention the length and breadth of land being sold to Person A. After sale deed registration, person A will get patta and FMB sketch by surveyor to prepare land dimensions for this 10 cent land and for my remaining land. Is this process correct? Will there be any legal problems in the future?

In your land, whether the portion of 0.10 cents land on which side is to be specified with 4 boundaries in the sale deed.  After registration, he will get his name mutated in the records.

that is no sale deed at al, that will be an just an agreemnt ; Sale deed must specify and demarcate locate and indentify wahy you sell.

Sale deed to person A mentions the land boundaries- road on east, survey 12 on north, survey 13 on south, survey 14 on west in Village BBB. Also, sale deed mentions the area to be 10 cent. However, dimensions (length and widdth) of land is not known currently and hence, not mentioned in sale deed. We will draw the land dimensions (length, widdth) with surveyor after sale deed registration. Would this sale deed be valid?
