I've an idea to purchase a flat. While verifying legal documents, Builder submitted the building approved plan and other parent documents except copy of patta.
Patta number is mentioned in Legal parent documents, but copy of patta is not available.
While checking with builder, he confirms that Patta is not required if one has a Builing plan approval. However he also states that "Building approval will be provided only on submission of Patta".
Can you please shed some light on this ? Is it adviseable to proceed further? Am planning for housing loan and i believe bank will cross check again on this matter.
