Building approval vs. patta

Sir,

I've an idea to purchase a flat. While verifying legal documents, Builder submitted the building approved plan  and other parent documents except copy of patta.

Patta number is mentioned in Legal parent documents, but copy of patta is not available.

While checking with builder, he confirms that Patta is not required if one has a Builing plan approval. However he also states that  "Building approval will be provided only on submission of  Patta".

Can you please shed some light on this ? Is it adviseable to proceed further? Am planning for housing loan and i believe bank will cross check again on this matter.

Once you get building approval plan from the municipal authorities, that is enough. Bankers also verify the same and grant loan.

MY FATHER HAVING ONE VANCANT PLOT 2400 SQ.FT, RECENTLY HE GIFTED ME 1200 SQ.FT REGISTRATION DONE IN MY NAME AND THE LAND IS MUNICIPAL CORPORATION LIMIT.

I PLAN TO CONSTRUCT HOME IN THE LAND, BUT I DIDN'T MADE PATTA TRANSFER IN MY NAME.

1) IF I AM GOING FOR HOUSING LOAN, PATTA IS REQUIRED?

2) WITHOUT PATTA IN MY NAME, ANY ISSUE WILL RISE IN FUTURE?

3) IF I CONSTRUCT WITHOUT PATTA, ANY LEGAL ISSUE WILL RISE IN FUTURE?

4) WHETHER PATTA IS REQUIRE FOR - BUILDING PLAN APPROVAL, LAND TAX PAYABLES AND E.B CONNECTIONS?

 PLEASE GIVE SUGGESTION...... PATTA
