Change in carpet area under new dcr rules

Hi,

I purchased one flat admesuring 1075 sq.ft( built up area) while carpet area is 695 sq.ft. In our registration agreement with builder only carpet area is mentioned.

As per new DCR and FSI rules in Mumbai, now balconies/flower bed etc. are included in carpet area so the same carpet area is now considered as around 800 sq. ft. (1350 sq. ft builtup area). I want to sell the abovementioned flat and want to know that whether in the new registration agreement with buyer carpet area should be shown as 695 sq. ft. or 800 sq. ft.

First u check a plan pass copy of Corporation or any authority who has plan pass of your property then u decided for registration of rectification deed.

Please tell me whether the carpet area includes wall thickness or plaster of wall.
