Conditional settlement deed

I am wanting to know  what is the best if we both husband and  wife  decide to give our properties to our  children with the  following conditions..

a) they can enjoy only after demise of both,

b) they should not knew the contents of the  deed,

c) will to be avoided to avoid  expenses for promulgation/probating

can CONDIOTIONAL SETTLEMENT allow me to have these conditions and  can it be  done without my  childrens  signature? 

d) Should the documents be registered in the  same  register office as the property belonging to? or  any other reg office will also do?

e) Can more thn one property from different localities included in a  single  settlement deed?

Execute "WILL"  in favour of your children, the conditions mentioned in your quary's are

 applicable for "WILL"
