Conveyance delay for plot sale

Dear Sir,

We recently sold our SRA plot to a builder. The builder is suppose to give us a X amount by cheque (already given) and a flat in the new sale building that will be constructed on the plot. The builder made a conveyance deed for the same mentioning the above mentioned clauses. Me and my family signed the deed as well as the builder signed it and has been franked on 31st Dec 2012.

The builder also Notraised a power of attorney in his favour.

As the registration of the deed couldnot happen before 31st December he also took a registered power of attorney to Register the conveyance on our behalf incase we are not available. It is clearly mentioned in the POA that the builder can register the deed dated 31st Dec 2012.

We have been following up with the builder for the conveyance deed and asked him not to register himself and call us for the registeration as we will make ourselves available. Now it has been over 1.5 months and he has not turned up with the registered copy of the conveyance deed nor has he called us for the registration. We have not deposited the cheques given by him as yet. He says it is under adjudication process and it will take some time and will call us for the registration soon.

Now he is calling my father to the city survey office to confirm that he is the only legal heir of my expired grandfather on whose name the property is still in. 

Can you please tell if the builder can register some other conveyance deed altogether or will he have to compulsarily register the deed signed by all of us?

He told us to have faith in him but Is there any way he can cheat us?

I would be highly obliged if you can please guide us.
