Descripency in area in map and registry

I am planning to buy a property but the area shown in map is 22.5 sq mtrs approval by MCD and the builder providing registry on 35 sq mtr area. the flat is located at 4th floor (top floor). Other floor bearing 35 sq mtr area in map and registry as well.

In map, kitchen is also not shown. 

May please advise the implications in future and solution of the problem. 

Will the access area would be demolished by MCD in future if get it knwon it them. Paying house tax for 35 sq mtr would be the solution. Kindly advise.

I am worry about that MCD may take any legal action on it if somebody put complaint or inform to MCD.

This's a tricky question indeed.     The common suspection is that the boundary stones are tampered with.    It's not easy to ascertain it.

My suggestion is that you should pay for the minimum area and have it registered for the maximum area.     You won't worry if you will have to eventually surrender the excess area to your neighbours.

Hope you are aware of ::::::'Buyer Beware'.

 

Let your lawyer run a legal check on it.

If you want to Check with the authority do it preferably thru RTI.

Don't buy this property until due diligence is done.
