registered irrovacable gpa

 can any body guide to buy agriculture land by getting registered irrovacable GPA .Is this safe way to buy land without any challenge in future thanks

No. It is not advsable to purchase agricultural land on the basis of GPA. If the proncipal dies or become incapable to make any contract on any day then what shall you do. Your GPA shall become expired on that fateful day so better executed sale-deed.

Irrecovable power is binding to the heirs of the principal as consideration is paid for irrecovability but it should be got registered. However,I agree with Makkad that  purchase may not be safe.

 Mr. Niranjan is right on the legal position of the irrevocable power of attorney provided it is issued for a lawful consideration. However, Mr. Makkad's opinion is based on the practical issues especially when the holder dies and his heirs question the bona fide of the POA. This route hence should be avoided to mitigate any future risk.
