Can the seller cancel the registered sale agreement other than through registrar office? SInce the buyer is not interested in cancelling, he wants to pay less due to the fault in the house measurement.
Cant the buyer seek for fresh agreement?
Can the buyer send the legal notice to seller giving some time to come and purchase for the said consideration if not can we say in the notice that is it implied that it gets cancelled?

What's condition mention in Agreement for Sale? IF the time limit go away and any party give notice for increase time for registration sale deed.
Buyer give a notice to vendor for increase time limit for sale deed or if cencle the vendor return a payment to the buyer.
