once a property is sold then to get benefits the legal feternity is to register or some other person will register and then you have to face court to get your rights on that property 

so the better option is to register what ever the value is to avoid legal problems in future

Sale is the most important mode by which a tranfer of property is effected once and for all to another person.So it must  be legal.

Such a huge amount of mone involved, even if it not, registering the sale is the legal way of going about a property sale
