Saledeed mistake in bounds

We had purchased a property in Bangalore that comes under the gramathana. The property was registered in

2004 and though the size of the property is correct the sale deed has issues with the bounds.

  The current bounds are,

       East by  :  X's property

       West By : Road

       North by : Private property

South by : X's property followed by Y's property

  The actual bounds should be

      East by : X's property

West by : X's property followed by Y's property

      North by : Road

      South by : Private property

How serious is this issue since there is,

    - only Road

     - clearly identifiable  "X's property followed by Y's property"

I am worried that the seller will not come to correct the problem through a rectification deed.
What should i do ?

Hi,

Best option u have is to do Rectificatiion Deed Only.....if earlier agreement is registered...get this also registered...
