Section 5 of tp act

X has executed the Power of Attorney and affidavit in favour of one Y authorizing him to sell his immoveable property. It can be gathered that the transaction is an ostensible sale. Thereafter, on 17/04/2007, Y as GPA holder has sold the property to himself.

Whether sale of the property by a person to himself is valid under section 5 of the TP Act?  Whether not joining another person renders the sale transaction void?
