Unregistered Kurchit document

Hi ,

 I booked a flat which is under construction. While applying for loan the Bank legal lawyer has rejected that the land partition document among the sons (Kurchit document)  was not registered.

Actually the parent document was registered in the name of father on 1968. The father was dead and the partition was done among the sons on 2004 which was not registered. Builder has the power of attroney for the partitioned land of one of the son and started construction. I did the registration on the UDS land of the flat.

 Is it mandatory to register the kurchit document? Will it cause a problem for me in future?

Do I need  to withdraw from purchasing the flat?
