Consenting witness

Hi sir, My name is manju and I am planning to purchase one property . Actual owner and his wife has expired they made a layout in 70's and Actual owner has one son and daughter . Now Son is selling the property to me and he is saying he will be the vendor and his sister (only sister not her family ) will be the consenting witness  along with Actual owners son ' son and his wife . So can I go ahead and purchase the property or not. Please suggest me I have already made the agreement about to took up registration.

All Katha and tax recipts are on Actual Owners Sons name only.

You have to get legal heirship certificate of actual owner of property. Thereafter son can transfer property after following the necessary procedure. Avoid agents as agents may cheat you. Appoint advocate for smooth transaction.
