Notary gpa with full considaration paid

Hello Sir,

In 1996 my father had got un registered GPA from my uncle (brother of my father). The sale deed was not made due to the land was “GRANTED LAND” and it comes under PTCL act in Karnataka. After the non-alienation period (after 15 years was completed), on some trust with full consideration paid they entered into one more GPA in the year 2014 which is not registered and Notary GPA. My uncle has handed over all the original documents of land ( Saguvali Cheeti, OM copy) and it is with us. After full settlement of consideration now he is refusing to enter into the sale. Now we have:

  1. Notary GPA entered in the year 1996.

  2. Notary GPA entered in the year 2014.

  3. Notary Full settlement deed in the year 2014.

  4. In possession from 1996.

  5. Possess original documents land ( Saguvali Cheeti, OM copy)

     

    When I enquired with the SUB- REGISTORORs, they refused to transfer the property even with the stamp duty paid. Please please please give me a suggestion on this.
