Parking charges in society

1) Can Parsi colonies legally charge their tenants parking charges for their respective vehicles every month ?

2) Can Parsi colonies increase parking charges for tenants whenever they wish ?

Note:
Parsi colonies in Mumbai are managed by the Trustees of Bombay Parsi Panchayat ( BPP ).

Kindly reply.
Thankyou.

1. Legally nothing stops the owners of land /building to charge Parking Charges, to the Tenants.

In Mumbai the parsi colony buildings are owned by the Parsi trusts and the residents are the tenants of the trust, hence the trust has the legal right to charge parking charges from the tenants. Incidently all the residents are parsis. The tenants should approach the trustees for a mutual understanding. Failing which they may approach Hon. Court but that may prove unfructuous.
