PROPERTY CHANGE

HI,  RECENTLY I HAVE PURCHASED 2 GROUNDS IN CHENNAI SUBURB, WHICH IS NEAR A FAST DEVELOPING INDUSTRIAL ESTATE.  THOUGH THE REAL ESTATE AGENT HAS DEVELOPED THE PLOTS ON THE BASIS OF SELLING IT FOR RESIDENTIAL PURPOSES, MOST OR AT LEAST SOME OF BUYERS  PURCHASED FOR THEIR INDUSTRIAL ACTIVITIES, SINCE THIS IS VERY NEAR TO THE UPCOMING INDUSTRIAL ESTATE.  KINDLY EXPLAIN, WHETHER I OR WE CAN USE OUR PLOT FOR INDUSTRIAL PURPOSES AMIDST RESIDENTIAL PLOTS.  WILL THERE BE ANY PROBLEM WE WILL FACE IN FUTURE?

Dear Mr.Chandrakanth,


Pleae inform whether the plots purchased by you are approved by the Chennai Metropolitan Development Authority (CMDA). The classification of a place as to residential zone or industrial zone is inicated in the approved mater plan of Chennai published by CMDA.


No industry can be promoted in an area declared as residential zone by he CMDA. Similarly CMDA will not permit to construct houses in the area declared as Industrial zone.

THE INDUSTRIAL ESTATE I HAVE MENTIONED IS TIRUMUDIVAKKAM INDUSTRIAL ESTATE AND LAND WE HAVE PURCHASED IS IN THE ROAD CONNECTS TIRUMUDIVAKKAM TO KUNDRATHUR.  I HOPE THIS WILL NOT COME UNDER CMDA AND ONLY DTCP.  AND IF I AM RIGHT, THE STATE GOVERNMENT HAS RECENTLY DECLARED THAT NO DTCP APPROVAL IS REQUIRED FOR RESIDENTIAL PLOTS DEVELOPMENT , ETC., WHAT WILL BE OUR POSITION COULD BE?
