Registration of lease deed

A LEASE DEED ENTERED BETWEEN THE STATE GOVT. AND OUR COMPANY HAS ALREADY BEEN REGISRTED WITH THE SUB-REGISTRAR'S OFFICE.  HOWEVER, DUE TO FINANCIAL INSTITUTIONS REQUIREMENTS I GOT THE LEASE DEED SPLIT (I.E. 200 ACRES INTO TWO, VIZ. 100 ACRES EACH). HOWEVER THE SPLIT LEASE AGREEMENTS WERE ENTRED INTO WITH THE SAME PARTIES. THERE IS NO CHANGE IN THE TERM OF THE LEASE, PREMIUM, LEASE RENT, EXCEPT IT IS DIVIDED INTO TWO.

UNDER THE CIRCUMSTANCES, WHEN I REGISTER THIS SPLIT LEASE DEED, WHETHER I NEED TO PAY ONCE AGAIN APPLICABLE STAMP DUTY AND REGISTRATION CHARGES (OR A NOMINAL SUM OF RS.100/-).  IT IS ALSO MENTIONED IN THE LAST LINE OF THE CURRENT SPLIT LEASE DEED THAT THIS LEASE DEED IS IN LIEU OF THE EARLIER LEASE DEED DATED______________.

I got property in kerala ....a shop .. want to give it on rent.....when i consulted a senior adv he said registration is not required if the agreement is for 11 months...only the agreement needs to be executed in 100 rs stamp paper...  i got my own doubts ...can my seniors help me?
