Terrace rights were not given to Son. Therefore, father gas every right to do whatever he wants.

The father would be a senior citizen; he can as well revoke the gift deed.

If the gift deed is duly stamped and registered it can not be unilaterally revoked. His right to construct a room in the terrace will depend on the terms of the registered gift deed.
