Hi
We are the two brothere and we had devided our properties last March-2012 and one property house which is having two portions it is registerd in my brothers name it has mortgage too. while deviding we wrote a 100rs bond paper containing he has to register half of the house to my name before 31-Dec-2012. But he did not, when i asked him he need some time because of survey number issue it is not going to register my name. Now he going to other country for long span of time, The aggrement time has been expired.
My questions:
How long the aggrement will work as per expiry date mentioned in bond or specific time?
If he go without register to my name how can i take legal action?
if he comes after 4 or 5 years the bond will valid or not i can take any action?
If he agreed to write a another bond, What type of bond i have to ask what it has to contain?
Please give me replay as soon as possible

you have stated that property was divided in march 2012 . how was division done . was it by agreement in writing duly stamped and regd?

Partition on bond is not valid. It requires due registration of Partition Deed, if executed.
In the given matter, you can issue him a legal notice and then can file a suit for specific performance within 3 years of Dec 2012 i.e. the last date of the expiry of the date of commitment.

Besides the above logical explainations and answers:
A Bond (under question) has to be an "indemnity bond" which has to be mandatorily executed on a 200/- stamp paper or franked.
A bond on Rs. 100/- stand invalid in a court of law.
