sir my sister was staying in indira nagar vidyavihar west since 1994 the land belongs to collector and she was not having photopass when the govt decided to devolop the land the builder agreed to give us 225 sq feet flat free of cost and made a agreement
he gave us the flat as promised and she is paying society tax since year 2004
but now the society members are saying that the room she is staying does not belong to her they want proper proof sir .my sister is having only the agreement paper electric bill aadhar card ration card soceity tax recipt for last 9 years etc but registration documents she does not have the society members are asking bring annexure 2 documents and all will be well
sir i fail to understand what is annexure 2 sir do we have to do both get annexure 2 and do registration of the flat sir i am confused and i dont know where to go how will they levy registation fee when it was given free of cost by the builder please sir guide me to get proper documents ill be ever grateful to you

The registration of the property is must so ensure it from the builder about the ownership of the land so that the registration may be done and thereafter the documents may be submitted before the society.

Without deed pf sale , it is difficult to proof title. Ask the builder to register the deed. if he refuses then go to consumer forum.

It is not a annexure II , but it is a Index II which is received from Office of Sub-registrar after registration of document. In your case, If the builder has executed any document in favour of your sister, then ask from builder. If not get it execute and register a sale deed in your sister's name.
