There are several such instances I came across when I was a credit officer perusing revenue documents of agricultural land property offered as Prime and collateral securities to loan

It is a common feature that actual land area does not tally with the land revenue records. This is sometimes due to fresh chakbadins (regrouping)in which lot of manipulations take place or the neibhours altering boundaries.

you should contact land department of your area to get the proper clarification generally the measurement in 7/12 should not differ.
