Applicability of Maharshatra Rent Control Act 1999

Hello Expert,

Could any one please let me know whether Maharashtra rent control act applies to Slum Houses in Mumbai?

I mean does Rooms under Slums are covered under Maharshatra Rent Control Act?

Can a residential slum under Paghadi System be converted into Commercial?

Dear Usha Ma'am,
Thanks for reverting to my query. But i am still not clear whether houses in chawl under paghadi Systems are covered or not under Maharashtra Rent Control Act 1999. Further the houses which i am talking about is declared as Slum under SRA schemes. Once a house is declared as Slum under SRA still Maharashtra Rent Control Act applies?

Further i was reading difintion of Premises under Maharashtra Rent Control act. I observed that Premises Included any Building or any Part of Building. It is know where mentioned that premises includes houses in Chawl (Slum).

Please advise on the defintion of Premisises.

The residential houses built on privately owned land by the private owners are covered by the Maharashtra Rent Control Act. Slum areas are usually constructed on either Municipal or Governments land and are not covered under Maharashtra Rent Control Act.
