About applicant's signature..

Respected Sir,
Recently, I have applied for an exam. My problem is that I have signed just below the clause" Applicant's Signature".But I know that it is mandatory to sign just above the clause" Applicant's Signature". Whether it will create any problem legally...

Obc certificate validity

Dear sir/ ma'am,
I was born in Bihar in 2000, but my family moved to Delhi in 2005. I have Aadhar card with address as Delhi. However, I belong to OBC category list of Bihar (and not Delhi). Can I obtain an OBC certificate of Bihar, although my permanent address is Delhi in all of my govt. ID documents? I need to apply for education institutions in Delhi. Please help. Thank you.

Drafting application for compounding of offence.

The respected fellow experts

A Company (registered office at Delhi) proposed to made an application for compounding before tribunal.
The application made in A4 paper with printing on both sides of the pages.
But Advocate said it will not be accepted before tribunal as it is printed on both sides.
My query before the respected experts is:
Is there any rule(s) which made it mandatory to print only single side.

Gpa: jail authorities refusing to identify inmate

Hello,

We are facing a problem where we had to get a general power of attorney of a family member who is unfortunately in custody at the local jail.

An application was moved before the jail authorities regarding the same, and it was forwarded to the Sub-Registrar for necessary action. The Sub-Registrar then visited the Jail for registering the GPA, along with two witnesses and both being parties present as well.

Considering the person is in custody, the Sub-Registrar asked the jail authorities to verify the identity of the person in custody, but they refused to do so on the GPA document.

They in fact made the Sub-Registrar wait in another room for more than 1.5 hours. We feel the jail authorities even breached the protocol with all this.

Which rules / law and section(s), thereof, provide for the jail authorities to be official witnesses or authorities for identification of inmates, for the purpose of registration of revenue documents, such as the GPA?

Please help us in proceeding ahead, and doing the needful, with possible action against the jail authorities as well for their mis-conduct.

Father's name correction

Hi Sir ! I am Fareed Khan and my father's name is MD MURTAZA KHAN as in my all documents except Aadhar Card. And in all the documents of my father and my Aadhar Card, his name is spelled as MOHAMMAD MURTUZA KHAN.

So I want to ask you if I should change my father's name in my Aadhar card like my other documents and then make a one person affidavit of my father.
Or should I make a father name correction Gazette certificate for me and continue using the right name as in my Aadhar Card.

Please tell the best suitable method.

Unregistered partition deed - legal validity

My father has 3 brothers and 3 sisters. So, including my father, it is 7 children for my grand mother.

One of my father's brother and my father has passed away around ten years (2012, 2013) before.

My father's grand mother has written a will in favour of my father and his brothers for an ancestral property and it is mentioned that my father and his brothers should take equal share.

Using that will, a partition deed was executed in 2015. In that deed, two brothers of my father, legal heirs of my father and legal heirs of another expired brother of my father has signed. It is executed in front of notary public and it is not registered. My sister and I have executed a registered gift deed to transfer the property to my mother in the year 2018.

Similarly sons and daughters of the expired brother of my father has executed a registered partition deed in the year 2015.

Both of these deeds are registered.

Here are the list of documents I have.

1. Will by Father's Grandmother - Registered
2. Partition Deed by brothers of my father - Unregistered and Executed in front of Notary Public
3. Gift Deed by my sister and I to my mother

Will there be a problem in future since the partition deed executed by father's brothers is not registered?

Patta is in my grand mother's name.

Can I get it transferred to my mother's name?

What will be the parent / mother document for the gift deed that we registered?

How to sell or transfer property without possession letter

Dear sir
How can I sell or transfer my property , builder did not provide me possession letter. I have property tax receipt, electricity bill , maintenance receipt, share certificate in my name. I don't trust society managing committee also ,they already involved with builder.plz guide and help.

Gpa document not with seller

Hi,
We want to purchase a house from seller but seller does not have GPA from 1st owner.
Party A and B sold the property to party C but sale deed is done by Party A in 2000. Then party C sold the same property to party D in 2013 (which is current seller). Now we want to purchase the house from party D. But party D does not have GPA from party B.

We need GPA for loan approval.

Lost stamp duty receipt

Hi, i had taken home loan in 2017 from Indiabulls for flat in housing society in Mumbai. Since they were charging really High interest inspite of request they dint reduce so I chose to do Balance Transfer (BT) to Punjab National Bank recently. After necessary formalities, PNB issued foreclosure cheque to indiabulls...and few days the original documents were made available which was checked & collected by PNB person. However after 1 week i now got mail that following documents missing /needed.

1) ( Builder to first party ) Needed Original Lodgement Receipt with regard to aforesaid agreement of Registered Agreement for Sale dated 18.04.1991 (P-5692-1991)

2) (first party to second party ) needed Original Stamp Duty Receipt of the aforesaid agreement of Registered Agreement for Sale dated 23.04.2002 (BDR-4-2632-2002)

So i went back to indiabulls and they said all documents as per LOD ( List of documents) were handed to you/ PNB and you had checked surely. So there is nothing left with them. So now old advise what should I do?
